How to use e-propertytrading.com to purchase property.

e-propertytrading.com is an online worldwide property sales website that provides users with an opportunity of purchasing in a country of their choice- online.

For step by step instructions on how to acquire a property please look at the options below:

Firstly select a property (use search engine left side menu), once you have chosen a property.

For those who have chosen a ' For Sale'property the steps are simple:

  1. Register on e-propertytrading.com
  2. Enter the site (your property reference number will take you straight to your chosen property)
  3. Make an offer on your chosen property
  4. If you are successful then Congratulations!!!!
  5. Details of Reservation forms, deposits and more will be available for immediate download or emailed to you and arrangements for deposit lodgments will be made.
  6. 1% holding fee (to the nearest 10,000 Pesos) must be lodged within 24 hours (see deposit lodgment)
  7. Exchange deposit (10%) must be lodged within 7 days
  8. If an acceptable deposit in lodged, Congratulations!!!! You have reserved the right to purchase your property subject to the sellers terms and conditions.

For those who have chosen an Early Bird Offer property the steps are just as simple:

  1. Register on e-propertytrading.com
  2. Enter the site (your property reference number will take you straight to your chosen property)
  3. Make an offer on your chosen property
  4. All Early Bird offer properties have a special undisclosed selling price point. If your bid reaches that price point then, Congratulations!!!! You are now in the process of securing your dream property.  
  5. Details of reservation forms, deposits and more will be available for immediate download or emailed to you and arrangements for deposit lodgments will be made.
  6. The seller will be notified that you have reached the prelaunch special price point and details of your purchase will be emailed to them. They will contact you if you require their finance or any other special terms offered.
  7. 1% holding fee (to the nearest 10,000 Pesos) must be lodged within 24 hours (see deposit lodgment)
  8. Exchange deposit (10%) must be lodged within 7 days
  9. Once the agreed deposit in lodged then, Congratulations!!!! You are now well on the way to completing your property purchase.

 What happens if my offer isn’t successful or we don’t lodge an acceptable deposit within the 24 hours?

  1. If your offer doesn’t reach the special price point then we ask you to reconsider and make another higher offer. There is no bidding here. If your offer reaches the special price point then you have earned the right to purchase
  2. If you don’t lodge an acceptable deposit within 24 hours then the property will return to the previous highest offer and is available for offer by any other purchaser. If you haven’t lodged the acceptable deposit within the 24 hour period you will lose your priority position. The property will remain on the market until someone else reaches the special price point.

 For those who have chosen to participate in the Auction process the steps are much the same:

  1. Register on e-propertytrading.com
  2. Enter the site (your property reference number will take you straight to your chosen property)
  3. Each property will have a separate reserve price and auction closing date, you have up until then to record a successful bid.
  4. The highest bidder on the auction closing date will be the successful purchaser and will have 24 hours to secure their purchase with an acceptable deposit (see deposit lodgment)
  5. Once the property is secured by an acceptable deposit, the purchasers details will be forwarded to the seller and no other offers or bids will be received. Congratulations!!!! You have reserved the right to purchase the property.
  6. The seller will be notified that you have reached the reserve price and deemed to be the purchaser under Auction conditions. Details of your purchase will be emailed to them and they will contact you to confirm your purchase and to enquire if you require their finance or any other special terms offered.
  7. Exchange deposit must be lodged within 24 hours (see deposit lodgment)
  8. If an acceptable deposit is lodged, Congratulations!!!! You are deemed the purchaser under Auction conditions with all rights and expectations to complete the purchase as provided under the law. 

What happens if the highest bidder doesn't lodge an acceptable deposit within the 24 hours?

  1. If the highest bidder does not secure the right to purchase the property by lodging an acceptable deposit then the 1st under bidder will be given the first right of reply by email.
  2. The 1st under bidder will be given the opportunity to meet the existing price and if they do so will be afforded 24 hours to secure the right to purchase by lodging an acceptable deposit. If the 1st under bidder lodges an acceptable deposit at the existing price or a price acceptable to the seller. Congratulations!!
  3. If the 1st under bidder fails to secure the right to purchase the property then the property will be re-auctioned immediately and all previous bidders will be notified by email of the properties availability. Any successful further bidder can then win the right to purchase the property and all of the above conformation steps will apply again.
